  1. What kind of pets do you allow? Do you permit exotic pets?
    Dogs and cats are welcomed residents! We do have breed and size restrictions, so please call for details.
  2. How many pets may I have?
    2 pets per apartment home.
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    Yes, a reasonable pet fee and deposit is required per pet. Our monthly pet fees vary, depending on the pet.
  4. What must I bring with me to tour an apartment?
    Every person wanting to tour our community must provide a government issued photo ID.
  5. What are your fees and monthly charges?
    Water and sewer are sub-metered, so you only pay for your consumption. Our trash fee is $12/month.
  6. What are the income and credit qualifications?
    Rental applicants are required to make 3x the monthly rent and co-signers must make 5x the monthly rent. Additionally, positive rental history is required, plus your credit and criminal report will be reviewed and considered for the approval process. An additional fee may be offered to qualify for those applicants with limited rental or credit history.
  7. What is acceptable proof of income?
    We will need 3 recent check stubs or an offer letter for proof of income. If you are self-employed, we will need the first page of your most recent tax return and 3 current bank statements.
  8. What happens if I qualify for an apartment, but my roommate does not?
    Every resident 18 years and older are required to meet the rental guidelines as well as sign the lease contract.
  9. Is my security deposit totally refundable?
    Security deposits are refundable at the end of the lease contract at the time of move-out, providing the lease terms have been satisfied and there are no damages or fees remaining outstanding.
  10. If I get a job transfer, can I break the lease?
    A 60 day written notice to vacate is required, plus the re-letting fee and any concessions already given are to be paid back in full prior to terminating your lease agreement.
  11. Can I change to a month-to-month lease plan after my first year?
    All lease contracts automatically renew on a month-to-month term after the initial lease contract expires if the resident does not renew. All month to month leases are subject to rent increases to market rate and an additional month to month fee.
  12. What utilities are included in my lease?
    No utilities are included.
  13. How long is the term of the lease?
    Available lease terms vary.
  14. Do you accept leases for short terms?
    Currently, our shortest lease term is 7 months.
  15. Am I required to have renters insurance?
    All residents are required to carry and provide proof of at least $50,000 liability renter's insurance.
  16. Do you offer furnished apartments?
    No.
  17. Do you offer corporate apartments?
    No.
  18. If something needs to be repaired in my apartment, how do I report it?
    Service requests must be submitted in writing to the leasing office or via email.
  19. When is my rent payment due?
    All rent and related monthly fees are due on the 1st of the month.
  20. What day of the month am I liable for a late charge?
    Late charges commence after midnight on the 3rd of the month.
  21. Will you accept electronic payments from my bank?
    Rent can be paid by check or credit card via our website.
  22. Is there a place where I can pay my rent after office hours?
    Rent can be paid online.
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    Guests staying over 3 days need to be approved through the office. If a guest is deemed to have established residency, they must fill out an application and be approved, upon approval, then they are required to sign the lease contract.
  24. Do you have reserved parking?
    Open parking is available; however, residents can reserve a carport or garage at an additional monthly fee.
  25. I have a motorcycle, where can I park it?
    Motorcycles can park where other vehicles park.
  26. My children live with me in the summer; do I need to notify your office when they arrive?
    All occupants must be listed on the lease agreement, even if it is a temporary situation.
  27. Do you have cable services?
    Cable services are offered at Oak Tree.
  28. Does the property have a fitness center?
    Yes. It is available to residents 24/7.
  29. Does the property have a swimming pool?
    Yes! A beautiful resort style pool.
  30. Does the property offer on-site recycling?
    Every dumpster area has a recycling receptacle.
  31. Are gas grills permitted at your property?
    Grilling must be 15 feet away from the building when in use and cannot be stored in breezeways or on patios/balconies.
  32. Is there any additional storage space available at your property?
    Yes, there are additional storage options available on property.
  33. Are residents permitted to paint their apartment?
    Residents are welcome to paint their apartment. Residents are charged a re-painting fee at the time of move-out.
  34. Will you accept my delivery packages for me?
    We are happy to accept resident packages. They may be picked up from the office during regular business hours.
  35. Where do I register to Vote?
    When you change the address on your driver's license, you can register to vote at the same time.
